If it isn't, it should be! The answers are really quite simple, but so often people do not
exchange enough information to really arrive at a reasonable answer.
The actual answer is "it depends", but you didn't come here for that! Be
sure to read everything below to get the best answer!
Here are guidelines for turn-key homes.
Turn-key means everything, except the land. This also assumes you do nothing!
- If you like the square foot price method, the average home is running $150-160 per square
foot. This number can vary from $125 to $300 per square foot depending on the lot
conditions, access, proximity to utilities, proximity to services including builders, the
configuration of the home and last but not least, your own personal taste
- If you like the total cost method, we can use a series of questions to help you find a
reasonable number, but you will have to be willing and able to answer all of the questions.
Homes have been completed for less than $150,000 and over a million. The average is
between $250-450,000.
Here are guidelines for folks who want just the log package.
What is included in Log Packages varies from supplier to supplier! True comparisons
require a great deal of detail. Many people asking this question are planning to break it
down into manageable components for their own use or others.
- Again, if you like the square foot method, packages can vary from $20-65 per square foot.
The average hovers between $30-40. We do not sell inferior grades of logs, but price also
varies by size, species and profile.
- We have package prices that vary from under $15,000 to over $200,000. The average is
between $50-70,000.
Here are guidelines for people who want something in between,
This includes 95% of our customers, even though 75% ask for turn key when they first talk to
us. To be reasonably accurate we must eliminate discussion of anything prior to the foundation
including grading, wells, septic, or other utilities. It does include a crawl space, sub floor, log
package, windows and doors and a roof.
- Again if you like square foot method:
- Dry shell (a weather tight structure only) - $40-100, including the package price. The
average is $60-70.
- Prices to finish, including interior walls plumbing, electrical, heating, cabinets, floor
covering, etc can add another $45-110. The average is $65-75.
- Total costs look like this:
- Dry shell - the range is $80,000 to $300,000 with the average being between $125-
175,000
- Prices to finish range from another $100,000 to "a lot".
